Du möchtest Verantwortung übernehmen und aktiv den operativen Bereich unserer Immobilienbestände steuern? Für unser wachsendes Team suchen wir zum nächstmöglichen Zeitpunkt einen Property Manager (m/w/d), der die operative Betreuung und Verwaltung unseres wohnwirtschaftlichen Aufteilungsgeschäfts übernimmt und mitgestaltet.

Deine Aufgaben

  • Eigenverantwortliche Verwaltung und Betreuung von Wohnimmobilien in vermieteten Aufteilerbeständen
  • Organisation und Durchführung von Vermietungen, Mietvertragsmanagement sowie Mieterhöhungen
  • Überwachung von Mietzahlungen, Mahnwesen und Bearbeitung offener Posten
  • Koordination und Steuerung von Instandhaltungs-, Renovierungs- und Sanierungsmaßnahmen mit dem technischen Management und externen Dienstleistern
  • Enge Zusammenarbeit mit dem Asset Management zur Umsetzung wertsteigernder Maßnahmen (z. B. Modernisierungen, Verkaufsvorbereitungen)
  • Mitwirkung bei der Aufbereitung verkaufsrelevanter Unterlagen (z. B. Mieterliste, Übergabeprotokolle, Mietverträge)
  • Ansprechpartner für Mieterbelange und professionelles Beschwerdemanagement
  • Pflege und Dokumentation aller objektrelevanten Daten in der Verwaltungssoftware
  • Erstellung von Auswertungen und Reportings für die Geschäftsführung und das Asset Management

  • Berufserfahrung im Property Management, idealerweise im Bereich Aufteilergeschäft oder Kapitalanlegerverwaltung
  • Gute Kenntnisse immobilienwirtschaftlicher Software, sicherer Umgang mit MS Office und Offenheit bzw. Affinität für den Einsatz von KI-gestützten digitalen Anwendungen
  • Gute Kenntnisse im kaufmännischen Immobilienmanagement
  • Selbstständige, strukturierte und lösungsorientierte Arbeitsweise
  • Organisationstalent, Kommunikationsstärke und Teamfähigkeit
