Sommaire du poste

Relevant du directeur Finances, RH et administration et travaillant étroitement avec la Direction du développement immobilier, s’assure de la viabilité financière des projets immobiliers en réalisant les analyses financières, en coordonnant les activités de financement, en gérant les demandes de subventions et en assurant le suivi comptable des emprunts.

Responsabilités clés

Analyse financière et développement immobilier

  • Mettre à jour et analyser les pro formas immobiliers;
  • Évaluer les coûts, revenus, budgets, risques et rentabilité des projets;
  • Réaliser des analyses de sensibilité et différents scénarios financiers;
  • Produire des tableaux de bord, prévisions de trésorerie et indicateurs de performance;
  • Soutenir les directions dans la prise de décision par des analyses financières pertinentes;

Financement immobilier

  • Préparer et gérer les dossiers de financement, prêts de construction, financements intérimaires et prêts hypothécaires;
  • Comparer les offres des institutions financières;
  • Participer aux négociations avec les prêteurs;
  • Optimiser les structures de financement des projets;

Gestion des subventions

  • Identifier les programmes admissibles;
  • Préparer et coordonner les demandes de subventions;
  • Assurer le suivi des dossiers et des exigences gouvernementales;
  • Maximiser les sources de financement non remboursables;

Comptabilisation et suivi des financements

  • Comptabiliser les emprunts et leurs transactions;Effectuer les écritures liées aux déboursés, avances de fonds, intérêts capitalisés et remboursements;
  • Maintenir les tableaux d'amortissement de prêts;
  • Réconcilier les soldes des prêts avec les relevés bancaires;
  • Assurer le suivi des frais de financement;
  • Participer aux fermetures mensuelles et annuelles;
  • Surveiller et suivre les covenants financiers;
  • Collaborer avec les auditeurs externes.

Qualifications

  • Baccalauréat en finance, comptabilité, administration ou domaine connexe;
  • 5 ans d’expérience pertinente;
  • Expérience en analyse financière, en financement et en développement immobilier;
  • Expérience en gestion et en suivi de subventions et de financements;
  • Excellente maîtrise d’Excel et de la modélisation financière;
  • Bonne compréhension des mécanismes de financement immobilier, incluant la comptabilisation et la réconciliation des emprunts ainsi que l’analyse du service de la dette;
  • Connaissance des projets de logement social ou abordable (atout).

Aptitudes recherchées

  • Faire preuve de rigueur et d’un excellent sens de l’organisation;
  • Démontrer un esprit analytique;
  • Excellentes habiletés de communication et de collaboration.

Conditions de travail

  • Horaire de 37,5 heures par semaine;
  • Salaire concurrentiel selon l’expérience;
  • Régime d’assurance collective payé à 60% par l’employeur;
  • Contribution de l’employeur au Régime de Retraite Simplifié (RRS);
  • 2 semaines de vacances annuelles après une année de service;
  • Vacances payées entre Noël et jour de l’an;
  • Flexibilité au niveau du présentiel / télétravail.
