We are seeking an experienced Construction Estimator to develop accurate and competitive bids for commercial interior construction projects. This position will take ownership of the estimating process from initial plan review through final bid submission and project handoff, with a primary focus on drywall, metal framing, acoustical ceilings, commercial flooring, and related interior finish systems.
The ideal candidate has hands-on experience estimating specialty interior construction and can independently manage quantity takeoffs, scope analysis, labor and material pricing, subcontractor/vendor bids, bid leveling, cost analysis, and proposal preparation.
This is a detail-oriented role for an estimator who understands commercial interiors, can identify scope gaps and cost risks, and consistently delivers accurate bids under tight deadlines.
Key Responsibilities
- Prepare detailed estimates for commercial drywall, metal framing, acoustical ceilings, flooring, and related interior construction scopes.
- Review architectural drawings, specifications, contracts, addenda, and bid documents to determine complete project scope and pricing requirements.
- Perform detailed quantity takeoffs for labor, materials, equipment, subcontracted work, and other project costs.
- Develop accurate labor, material, subcontractor, and project cost estimates.
- Solicit, evaluate, compare, and level pricing from subcontractors, suppliers, and vendors.
- Analyze drawings and specifications to identify scope gaps, exclusions, overlaps, constructability concerns, and potential cost exposures.
- Prepare complete bid proposals, including scope summaries, clarifications, exclusions, assumptions, alternates, and pricing breakdowns.
- Identify value-engineering opportunities and recommend cost-effective alternatives when appropriate.
- Coordinate with Project Managers, field teams, vendors, subcontractors, general contractors, and clients to clarify scope, quantities, and pricing.
- Maintain organized estimating files, historical pricing data, vendor information, bid logs, and project documentation.
- Monitor material costs, labor rates, subcontractor pricing, and market conditions to maintain accurate and competitive estimates.
- Support conceptual budgets, negotiated bids, change-order pricing, and estimate revisions as needed.
- Participate in pre-bid meetings, site visits, post-bid reviews, and scope discussions.
- Provide detailed estimate breakdowns, budgets, assumptions, and scope clarifications during project turnover.
- Track multiple bids and ensure estimates and proposals are complete, accurate, and submitted on time.
- Contribute to improving estimating procedures, pricing strategies, and overall bid accuracy.
Requirements
- 3+ years of commercial construction estimating experience.
- Required: Hands-on estimating experience with drywall, metal framing, acoustical ceilings, commercial flooring, or related interior finish trades.
- Strong understanding of commercial interior construction methods, materials, sequencing, labor requirements, and cost structures.
- Ability to read and interpret architectural drawings, specifications, contracts, addenda, and bid documents.
- Proven experience performing detailed quantity takeoffs, cost analysis, budgeting, and bid preparation.
- Experience soliciting, evaluating, and leveling subcontractor and supplier proposals.
- Proficiency with Bluebeam, On-Screen Takeoff, PlanSwift, or similar estimating and takeoff software.
- Strong understanding of labor, material, subcontractor, and equipment pricing.
- Strong analytical, mathematical, organizational, and problem-solving skills.
- Excellent communication and collaboration skills.
- Exceptional attention to detail with the ability to identify scope discrepancies, pricing risks, and missing work.
- Ability to manage multiple bids, priorities, and deadlines in a fast-paced environment.
- High school diploma or equivalent required.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
