We are seeking a seasoned Preconstruction Manager to lead estimating, budgeting, and planning efforts for commercial construction projects throughout the Kansas City market.
This position will take ownership of the preconstruction process from initial pursuit and conceptual budgeting through final pricing and transition to construction. The ideal candidate combines strong estimating expertise with a deep understanding of commercial construction, constructability, procurement, scheduling, and project execution.
The Preconstruction Manager will work closely with owners, architects, engineers, consultants, subcontractors, suppliers, Project Managers, Superintendents, and executive leadership to develop accurate and competitive project budgets while identifying risks and establishing a clear plan for successful project delivery.
Key Responsibilities
- Lead and manage the complete preconstruction process from project pursuit through final handoff to operations.
- Develop conceptual budgets, preliminary estimates, detailed estimates, GMPs, and final project pricing.
- Review architectural, structural, civil, MEP, and specialty drawings and specifications to develop comprehensive project estimates.
- Analyze plans and specifications to identify scope gaps, design conflicts, constructability concerns, and potential cost exposures.
- Develop detailed cost models and pricing strategies based on project requirements, market conditions, and procurement considerations.
- Lead value-engineering efforts and identify cost-effective alternatives while maintaining project quality and design intent.
- Develop scopes of work, bid packages, and procurement strategies for subcontractors and suppliers.
- Solicit, evaluate, level, negotiate, and recommend subcontractor and supplier proposals.
- Identify exclusions, scope overlaps, gaps, inconsistencies, and pricing risks during bid analysis.
- Establish and maintain project budgets throughout design development and preconstruction.
- Evaluate schedule, phasing, logistics, procurement, site constraints, and other factors that may affect project cost or execution.
- Work collaboratively with owners, architects, engineers, consultants, subcontractors, and suppliers throughout the design and estimating process.
- Support development of preliminary schedules, construction phasing plans, site logistics strategies, and procurement plans.
- Partner with Project Managers, Superintendents, and field leadership to ensure a smooth transition from preconstruction into construction.
- Participate in client presentations, project interviews, proposals, and pursuit strategy.
- Present estimating assumptions, budgets, risks, value-engineering opportunities, and procurement considerations to leadership and project stakeholders.
- Maintain strong relationships with clients, design professionals, subcontractors, suppliers, and industry partners.
- Provide regular updates on estimating progress, project costs, outstanding pricing, risks, and key decisions.
Requirements
- 5+ years of experience in preconstruction, estimating, or commercial construction.
- 10+ years of overall commercial construction experience preferred.
- Strong experience with conceptual estimating, detailed estimating, budgeting, cost analysis, and value engineering.
- Proven ability to manage projects through multiple stages of design and preconstruction.
- Experience with multiple project delivery methods, including Design-Build, CMAR, negotiated, hard bid, and select bid.
- Strong ability to interpret architectural, structural, civil, MEP, and other technical construction documents.
- Proven experience developing scopes of work, bid packages, subcontractor procurement strategies, and project budgets.
- Strong understanding of commercial construction methods, sequencing, constructability, procurement, scheduling, and site logistics.
- Experience soliciting, negotiating, analyzing, and leveling subcontractor and supplier proposals.
- Strong understanding of construction costs, labor, materials, subcontractor markets, and current pricing conditions.
- Proficiency with estimating software, Microsoft Office, and construction management platforms.
- Strong analytical, organizational, communication, negotiation, and relationship-management skills.
- Ability to manage multiple project pursuits and deadlines in a fast-paced environment.
- Must be located in or able to reliably commute to Lenexa or the greater Kansas City area.
