The Procurement Manager owns the sourcing, purchasing, and delivery of furniture, fixtures, and equipment (FF&E) for LV Collective's development and acquisitions projects, from ground-up communities to complete renovations of acquired properties. This role turns design intent into finished, installed spaces by managing vendors, orders, budgets, and logistics from specification through installation. The Procurement Manager partners closely with designers, project managers, vendors, and installers to make sure every item arrives correct, complete, and on time. As the leader of the procurement function, this person is both a hands-on contributor and a manager who delegates effectively, sets clear expectations, and teaches and develops the team around them.
Key Responsibilities
Leadership and Team Development
- Lead, manage, and develop procurement team members, balancing hands-on work with effective delegation.
- Train and coach team members on procurement processes, vendor management, and quality standards.
- Set clear priorities, assign work across projects, and hold the team accountable for accuracy and deadlines.
- Build and continuously improve procurement processes, templates, and tools so the team can scale with the business.
Sourcing and Vendor Relations
- Research and identify suppliers for furniture, lighting, finishes, accessories, and custom pieces.
- Build and maintain strong relationships with vendors, showrooms, and artisans.
- Negotiate pricing, lead times, and terms.
- Request and review samples to confirm materials meet design and quality standards.
Purchasing and Order Management
- Prepare and issue purchase orders.
- Track order confirmations, production timelines, and shipping schedules.
- Confirm all product specifications match design intent before orders are placed.
- Manage order revisions and changes as projects evolve.
Budgeting and Cost Control
- Partner with designers and project managers to keep procurement within budget.
- Provide cost estimates and regular updates on procurement spend.
- Maintain accurate records of all purchases and expenditures.
Logistics and Scheduling
- Coordinate shipping, freight, customs clearance, and delivery.
- Track items from production through delivery to the project site or warehouse.
- Schedule deliveries around project installation timelines.
- Resolve delays, damages, and backorders quickly.
Documentation and Administration
- Maintain detailed procurement logs and tracking tools.
- Organize invoices, warranties, and vendor communications.
- Ensure compliance with company policies, contracts, and project requirements.
Cross-Team Coordination
- Serve as the liaison between designers, project managers, vendors, and installers.
- Communicate lead times and delivery updates to the project team.
- Support installation by making sure items arrive complete and on time.
Quality Control
- Inspect items on arrival for damage or discrepancies.
- Coordinate replacements or repairs as needed.
- Ensure all purchased items are ready for final presentation.
Onsite Management
- Coordinate with installers and vendors on site measures and data collection.
- Manage installers and consultants during FF&E installation.
Acquisitions Support
- Assess existing FF&E at acquired properties and document condition and inventory.
- Provide cost estimates and procurement input for renovation and refresh scopes.
- Plan purchasing, deliveries, and installation around occupied properties to limit disruption to residents and operations.
- Coordinate with the acquisitions, construction, and property management teams during transitions.
LV Select
- Support LV Select initiatives, including creative art installations and onsite styling.
Requirements
Required
- 4+ years of experience in FF&E procurement, purchasing, or sourcing for interior design, hospitality, multifamily, or commercial projects.
- Proven experience managing purchase orders, vendor relationships, and delivery schedules across multiple projects at once.
- Demonstrated experience leading, training, and developing team members while remaining hands-on in the day-to-day work.
- Working knowledge of freight, shipping, and receiving processes.
- Ability to read and interpret design specifications, finish schedules, and floor plans.
- Ability to travel to project sites as needed.
- Experience with student housing, multifamily, or hospitality development, acquisitions, or renovation projects.
- Experience managing procurement budgets or tracking procurement spend.
- Familiarity with procurement or project management software.
- Eligible to work in the United States.
Preferred
- Bachelor's degree in interior design, supply chain, business, or a related field.
- Experience with custom furniture, import sourcing, and customs clearance.
Skills and Competencies
- Comfortable with spreadsheets and tracking tools for procurement work.
- Clear, proactive communicator with experience coordinating across internal teams and outside partners.
