Project Manager (Residential & Commercial Construction)

Location: Banner Elk, NC / Boone, NC

About the Opportunity

Our client is a growing, full-service construction firm specializing in high-end residential homes and commercial construction projects across Western North Carolina. Their work includes custom home building, green building practices, and complex remodels, all delivered through a highly collaborative, client-focused approach.

Due to continued growth and project volume, they are actively hiring multiple Project Managers with experience in either residential, commercial, or a mix of both project types.

Position Overview

The Project Manager will oversee projects from pre-construction through completion, managing both field coordination and administrative responsibilities. This role works closely with clients, architects, subcontractors, and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards.

This is a hands-on, relationship-driven role ideal for someone who thrives in a collaborative environment and enjoys managing projects from concept to completion.

Key Responsibilities

  • Partner with clients early in the project to define scope, expectations, and overall vision
  • Manage pre-construction efforts including budgeting, scheduling, permitting, and design coordination
  • Oversee all phases of construction, ensuring timelines and quality standards are met
  • Coordinate with subcontractors, suppliers, architects, and internal teams throughout the project lifecycle
  • Prepare and present estimates, budgets, and job cost reports
  • Process and manage change orders
  • Lead on-site meetings with clients, architects, and field teams
  • Negotiate with vendors and subcontractors to ensure competitive pricing and quality work
  • Maintain accurate project schedules and ensure milestones are achieved
  • Review and approve invoices in coordination with accounting
  • Represent the company professionally in all client and partner interactions

Location Requirement

  • Must be able to commute to or relocate to the Banner Elk / Boone, NC area
  • Projects are based throughout the surrounding High Country region

Requirements

Qualifications

  • 3+ years of construction project management experience (residential, commercial, or both)
  • Strong ability to read and interpret blueprints, plans, and specifications
  • Experience managing project budgets, timelines, and subcontractor coordination
  • Excellent communication skills with the ability to manage client relationships effectively
  • Solid understanding of construction methods, materials, and processes
  • Highly organized with strong attention to detail

Additional Experience (Preferred)

  • Experience with custom homes or high-end residential projects
  • Experience managing commercial construction projects
  • Familiarity with permitting processes in North Carolina
  • Ability to perform takeoffs and assist with estimating
