Обеспечивает организацию работ по уборке мест общего пользования, иных объектов находящихся в собственности и (или) на обслуживании организации, уборке, озеленению и благоустройству территории земельных участков многоквартирных домов, контролирует их деятельность. Ведет установленную в организации отчетность, формирует и представляет на утверждение руководителю планы производства работ по текущему содержанию, благоустройству, озеленению закрепленной территории, отчеты выполнения планов производства работ. Контролирует соблюдение дворниками и уборщицами требований рациональной организации труда и управления производством. Формирует заявки на вывоз и размещение КГМ, производит ревизию, измерения и учет объектов, находящихся на обслуживании организации, определяет объемы, формирует заявки для приобретения товаров, работ и услуг, необходимых для надлежащего содержания, благоустройства, озеленения закрепленной территории (в том числе инвентарь, спецсредства и спецодежду); сбора и вызова твердых бытовых отходов, мусора. Контролирует их исполнение. 3.10. Ведет договорную работу с контрагентами по вывозу КБО. В том числе: определяет (рассчитывает) объемы КБО и производит их корректировку на текущий момент; контролирует работу подрядчика; ведет распределение объемов КГМ по домам пропорционально площади МКД. По своему направлению деятельности взаимодействует с председателями ТСН (ТСЖ, ЖСК), советов МКД, находящихся на обслуживании организации, с собственниками помещений МКД. Незамедлительно ставит в известность руководителя о выявленных фактах ненадлежащего содержания общего имущества. Готовит ответы на поступающие письма, обращения, заявления, жалобы от физических лиц, индивидуальных предпринимателей, юридических лиц по вопросам своей компетенции. Ведет учет документации в соответствии с требованиями действующих стандартов. Своевременно информирует аварийные службы в целях предупреждения и ликвидации аварийных и чрезвычайных ситуаций на закрепленной территории, а также при обнаружении незакрытых люков и дверей, отсутствии либо неисправности замков, обнаружении посторонних лиц в технических помещениях, посторонних предметов.
