岗位定位 作为行政楼宇运营岗位，该岗位具备楼宇运营管理经验，有FM管理经验，具备新职场筹备能力，对于楼宇运营、供应商管理、费用、资产管理有一定经验，能独立负责单楼宇运营。

岗位职责 1. 综合设施管理：根据楼宇运营标准，负责全楼宇整体运营，监督现场服务品质（保洁、保安、前台、设施等），持续迭代运营流程、优化服务品质，提升整体职场运营效率。 2. 新职场建设：负责租赁职场新租对接、前期筹备、场地交接、整体搬迁落地；参与自有新园区筹备、运营策略、空间规划、搬迁支持等，保障项目平稳上线。 3. 空间规划与全周期管理：参与楼宇整体空间规划、功能布局、工位排布与动线设计；建立空间台账，统筹工位调配、场地复用、闲置空间盘活；结合人员规模、业务需求动态优化空间方案，提升空间利用率与使用舒适度；规范空间使用标准，统筹场地预约、活动场地管理及空间巡检。 4. 智能化建设：参与楼宇智能化建设与运营，包括智能照明、智慧停车、访客及工单系统等数字化管理平台落地与持续优化。 5. 资产与物资体系管理：搭建楼宇固定资产、办公物资、库房的标准化管理流程，负责全周期管控、台账维护、库存优化与盘点工作，实现资源高效利用。 6. 成本与供应商管理：负责楼宇运营费用管控与结算管理；负责邮局、绿植、文印等外部供应商管理，建立履约评估、服务监督机制。 7. 体系优化与协同：执行公司行政管理制度，结合现场运营情况输出优化建议，联动内外部团队完成跨部门协同，保障楼宇服务标准化、常态化运行。 8. 妥善应对各类突发事件，沟通协调跨部门资源，做好业务连续性保障

任职要求 - 本科及以上学历，熟悉行政运营各模块工作内容，3年以上（>10000平）楼宇运营管理经验，有园区管理经验者优先，有多职场运营管理经验者优先； - 具备跨部门协作能力和供应商的管理能力，具备FM管理经验，中大型及互联网经验优先； - 具备体系化思维、统筹能力，做事严谨高效，有楼宇智能化系统建设经验者优先； - 责任心强，具备主动服务意识，良好的沟通协调能力及突发事件处理能力； - 逻辑清晰，具备数据敏感度和成本管控意识，具备数据分析能力，能通过行政数据优化服务；
