岗位定位 作为新总部 60000㎡ + 4000㎡ 租赁职场的工程全生命周期负责人，该岗位是总部楼宇从建设 → 交付 → 试运行 → 稳定运营的核心技术 Owner，在保障大楼 7×24 小时稳定、安全、高效运行中发挥关键作用。

岗位职责 建设期（now–2027.3） 1. 搭建设备清单、竣备资料、图纸档案、系统台账等基础数据库 2. 对装修方案的可运营性提出技术建议，并在精装过程中对机电施工质量进行巡检，识别风险点并推动解决 3. 参与承接查验，协调物业团队主导机电系统（暖通、强弱电、给排水、消防、电梯等）的专业查验 4. 主导全楼系统调试，汇总调试问题并推动闭环至“可交付状态”，并组织物业工程团队进行试运行值守

运营期（2027.4 —） 1. 负责设备设施全生命周期管理，制定并执行日/周/月巡检计划及年度维保计划 2. 负责全楼能耗监控（电/水/暖通），分析能耗趋势，制定节能策略 3. 搭建应急预案体系（停电、水浸、消防报警、网络机房高温、电梯困人等），组织应急演练，做到突发故障快速响应，主导现场决策与排障，确保业务连续性 4. 作为甲方工程负责人管理外包物业工程团队，监督服务质量，提升技术能力及团队配合默契度 5. 牵头办公室装修改造项目 6. 跨模块跨部门协作，紧密配合楼宇运营团队响应员工诉求，为公司业务团队提供工程支持（活动、临时用电、设备加装等）

任职要求 - 全日制本科及以上学历，暖通、机电等工科相关专业背景 - 5 年以上互联网总部项目工程管理经验 - 持高低压电工证/暖通机电相关资格证/工程项目管理证书者优先 - 熟悉 HVAC、强弱电、消防、给排水、设备维修等机电体系 - 具备配电房管理能力，熟悉高、低压配电系统 - 有机房（UPS/弱电/恒温恒湿）运维经验者优先 - 应急判断力强，能在压力下快速决策 - 具备跨部门协作能力和对供应商的管理能力 - 责任心，强推进能力与 Owner意识
