Definir políticas específicas, objetivos e metas de manutenção geral, planejando, gerenciando e controlando as atividades de manutenção preventiva e corretiva de máquinas, instalações e equipamentos de formar a otimizar e assegurar a eficiência operacional destes, bem como o cumprimento das normas de segurança.

Atividades:

• Gerenciar os serviços de manutenção mecânica, elétrica, civil, preventiva ou corretiva, de máquinas, equipamentos e instalações da empresa bem como de manutenção predial. • Planejar e controlar as atividades de manutenção; • Desenvolver planos de manutenção preventiva e corretiva, visando reduzir desperdícios e consumo de insumos; • Definir estratégias para aprimoramento de equipamentos e processos; • Realizar inspeções diárias nas áreas técnicas e entornos das atividades das equipes, seja de elétrica, mecânica, civil, pintura, marcenaria, carpintaria, serralharia e piscinas. • Acompanhar in loco atividades de manutenção preventiva ou corretiva que inclua risco a operação do empreendimento; • Supervisionar as atividades no sistema de tratamento nas águas de piscinas; • Realizar inspeção visual das subestações sem intervenção direta em seu interior (Barramentos e transformadores). • Solicitar compra de material necessário para os serviços de manutenção conforme a programação realizada ou necessidades, e acompanhar processo. • Controlar e autorizar solicitações de compras e requisições de material ao almoxarifado de manutenção. • Supervisionar serviços técnicos de manutenção realizados por terceiros suprindo-os com as informações necessárias, orientando-os quanto às particularidades dos equipamentos ou informando-se para incumbir-se de manutenções futuras. • Supervisionar in loco a produção e controle das águas no empreendimento através da ETA e ETE; • Realizar acompanhamento remoto via Software dos chamados, analisar o desempenho nos atendimentos, e elaborar planos de ação para otimização dos resultados; • Controlar o consumo dos insumos como gás, diesel e energia, e definir soluções para redução. • Realizar atendimento de fornecedores parceiros a manutenção; • Elaborar relatórios gerenciais a apresenta-los; • Realizar treinamento técnico e desenvolvimento da equipe; • Controlar os indicadores de desempenho e custos da operação de manutenção; • Elaborar procedimentos operacionais do setor em suas diversas áreas;
