The posting

Als projectcontroller ontwikkeling ben je van begin tot eind betrokken bij woningbouw- en gebiedsontwikkelingen in de Randstad. Je richt de planning- & controlcyclus voor de projecten in, bewaakt deze en zorgt ervoor dat alle financiële informatie actueel en betrouwbaar is. Op basis van analyses van begrotingen, cashflows en rapportages geef jij helder advies aan ontwikkelaars en management. In deze rol volg je het volledige traject van aankoop van grond of locatie, via ontwerp en realisatie, tot en met verkoop. Je signaleert tijdig risico’s en kansen en onderbouwt alternatieven zodat strategische keuzes goed doordacht zijn. Daarbij stem je regelmatig af met externe partijen zoals banken, adviseurs en andere financiële stakeholders. Je werkt nauw samen met projectontwikkelaars, projectleiding en de financiële afdeling. De rapportagelijnen zijn kort; je schakelt direct met het management over de financiële voortgang van projecten en de portefeuille. Doordat je dicht op de business zit, heb je een duidelijk beeld van de voortgang op de bouwplaats én van de marktdynamiek rondom de projecten in regio Noord - Holland. Het werk kent piekmomenten rond begrotingsrondes, kwartaalrapportages en belangrijke beslismomenten binnen de projecten, zoals aankoop, go/no-go en verkoopstart. Een deel van je tijd ben je op kantoor bezig met analyses en rapportages, daarnaast bezoek je regelmatig projecten en overleggen op locatie om goed aangesloten te blijven op de ontwikkelingen in de praktijk.

- Hbo- of wo-opleiding in de richting Finance, Bedrijfskunde of een vergelijkbare studierichting

- Ervaring als (project)controller binnen vastgoedontwikkeling of de bouwsector

- Sterk analytisch vermogen en in staat complexe projectcijfers helder te vertalen naar stuurinformatie

- Proactieve en ondernemende werkhouding, gericht op samenwerking met projectteams en management

- Communicatief vaardig en overtuigend in overleg met interne en externe stakeholders, waaronder banken
