Antwerpen is voortdurend in verandering: samen maken we de stad zichtbaar mooier en leefbaarder. AG Vespa focust op de levenscyclus van meer dan 1000 gebouwen in de stad. Wij ontwikkelen, bouwen en beheren vastgoed van onder andere stad Antwerpen, de politie, het stedelijk onderwijs, het OCMW en AG Vespa zelf. Als teamleider stuur je een team aan van een zevental technisch beheerders en een gebouwinspecteur. Samen met jouw team ben je verantwoordelijk voor een specifieke gebouwenportefeuille. De technisch beheerders volgen de onderhoudsmeldingen op van deze gebouwen. De gebouwinspecteur maakt conditiestaatmetingen op van de gebouwen.

• Je staat in voor de dagelijkse opvolging van jouw team: je coördineert de taken en opdrachten en bepaalt prioriteiten.

• Je bewaakt de scope, kwaliteit, planning en deadlines van het werk binnen je team. Ook waak je over de naleving van de wetgeving op overheidsopdrachten.

• Je adviseert de teammanager over de beheer-, onderhouds- en investeringsnoden.

• Je vertaalt de bedrijfsstrategie naar concrete doelen en acties voor jouw team, samen met de teammanager en de expert projectleider.

• Je identificeert en implementeert verbeteringen in de werkaanpak en processen binnen jouw team.

• Je bent het eerste aanspreekpunt voor klanten en volgt de samenwerking met externe contracten op.

• Je adviseert jouw eigen teamleden en collega’s van andere afdelingen wanneer ze vastlopen.

• Je coacht jouw teamleden zodat ze kunnen blijven groeien in hun rol. Je neemt initiatieven om een omgeving te creëren waarin iedereen graag komt werken.

• Je keurt bestelbonnen goed en je behoudt een transparant overzicht van het budget.

• Je bent in het bezit van een masterdiploma of gelijkwaardig door ervaring.

• Je hebt voeling met bouwtechnische aspecten of gebouwgerelateerde technieken (bv. elektriciteit en HVAC) en wil je hier graag verder in verdiepen.

• Je hebt kennis van de wet op overheidsopdrachten of je wil je er snel in inwerken.

• Je hebt leidinggevende ambitie en treedt graag op als coach: je krijgt er energie van om samen met jouw team resultaten te bereiken en medewerkers te laten groeien.

• Kwaliteit en klantgerichtheid zijn twee vaste waarden in jouw werkaanpak.

• Je beschikt over een gezonde dosis assertiviteit en overtuigingskracht.

• Je streeft naar consensus, maar durft knopen doorhakken wanneer nodig.
