Nosso propósito é ser o aliado do investidor para transformar o Brasil.Buscamos um Especialista de Gestão de Ativos Imobiliários para atuar na Suno Asset, apoiando a gestão técnica e operacional dos ativos imobiliários do portfólio, com foco no acompanhamento das condições físicas dos imóveis, obras, orçamento, manutenção e despesas relacionadas à gestão dos ativos. A posição terá atuação próxima ao portfólio, realizando visitas técnicas, acompanhando obras e reformas e apoiando a identificação de riscos, melhorias e oportunidades de valorização dos imóveis.

Responsabilidades e atribuiçõesPrincipais responsabilidades:Realizar a gestão técnica e operacional dos ativos imobiliários da Suno Asset;Acompanhar as condições físicas dos imóveis, identificando necessidades de manutenção e problemas estruturais;Realizar visitas técnicas e acompanhar obras, reformas e retrofits;Acompanhar orçamentos, cronogramas, CAPEX, OPEX e controles físico-financeiros;Avaliar projetos, propostas, orçamentos e serviços de Engenharia e Arquitetura;Acompanhar construtoras, fornecedores e prestadores de serviços, garantindo prazo, custo e qualidade;Apoiar avaliações técnicas e processos de diligência dos ativos;Controlar despesas imobiliárias, como ITBI, IPTU, condomínio, registros e taxas;Manter controles e informações técnicas do portfólio atualizados;Identificar oportunidades de melhoria, eficiência e valorização dos ativos;Elaborar relatórios e análises para suporte à tomada de decisão.Requisitos e qualificaçõesO que a Suno espera:Requisitos:Formação superior completa em Engenharia Civil, Arquitetura e Urbanismo ou áreas correlatas;Experiência em gestão de ativos imobiliários, gestão de obras ou Real Estate;Vivência em gestoras de fundos imobiliários, Assets, incorporadoras, construtoras ou empresas relevantes do setor;Conhecimento técnico em obras, reformas, manutenção e avaliação das condições físicas dos imóveis;Experiência com orçamento, cronograma físico-financeiro, CAPEX e OPEX;Experiência na gestão de fornecedores e prestadores de serviços;Perfil analítico, organizado e com atenção aos detalhes;Disponibilidade para viagens e visitas aos ativos;Uso prático de Inteligência Artificial, automação ou dados aplicados à gestão de ativos.Diferenciais: Experiência com Fundos de Investimento Imobiliário (FIIs);Vivência em estruturas de Real Estate Asset Management;Participação em processos de due diligence técnica;Experiência com retrofit e projetos de valorização de ativos;Conhecimentos de valuation ou análise econômico-financeira de ativos imobiliários;Pós-graduação ou especialização em Real Estate, Engenharia, Gestão de Projetos ou áreas relacionadas.Informações adicionaisO que você pode esperar da gente?
