Senior Projektentwickler Wohnungsbau (m/w/d)

Für unseren Mandanten, ein etabliertes Unternehmen mit Projektentwicklung und Bauorganisation unter einem Dach und anspruchsvollen Wohnungsbauprojekten im Berliner Raum, suchen wir im exklusiven Auftrag zum nächstmöglichen Zeitpunkt einen Senior Projektentwickler (m/w/d). Projekte werden von der ersten Idee bis zur Umsetzung im eigenen Haus realisiert. Sie erwartet eine Position mit echtem Gestaltungsspielraum, kurzen Entscheidungswegen und direkter Zusammenarbeit mit der Unternehmensentwicklung und der Geschäftsführung.

Ihre Aufgaben

  • Akquise: Identifikation und Bewertung von Grundstücken und Projekten (On- und Off-Market) im Berliner Raum
  • Vorprüfung: Prüfung von Projektpotenzialen hinsichtlich Baurecht, Flächen, Risiken und Chancen
  • Ankaufskalkulation: Erstellung von Ankaufskalkulationen inklusive Residualwertberechnungen
  • Transaktionen: Unterstützung bei Strukturierung und Durchführung von Transaktionen (LOI, Due Diligence, Kaufvertrag)
  • Netzwerk: Aufbau und Pflege eines aktiven Netzwerks zu Maklern, Eigentümern, Kommunen und Marktpartnern
  • Eigenverantwortliche Entwicklung: Entwicklung von Wohnungsbauprojekten von der Projektidee bzw. Ankaufsphase bis zur Baureife
  • Planungssteuerung: Steuerung der Planungsprozesse mit Architekten, Fachplanern, Gutachtern sowie Rechts- und Steuerberatern
  • Genehmigungen: Koordination der Genehmigungsprozesse mit Behörden und Kommunen (B-Plan, Bauantrag, Bauvoranfrage)
  • Wirtschaftlichkeit: Wirtschaftliche Optimierung der Projekte über alle Entwicklungsphasen
  • Schnittstellen: Abstimmung mit den internen Bereichen Bau, Finanzierung, Controlling und Vertrieb bzw. Asset Management
  • Realisierungsbegleitung: Sicherstellung von Qualität, Kosten und Terminen bis zur Fertigstellung
  • Bauschnittstelle: Schnittstelle zur Bauabteilung während der Realisierung
  • Vermarktung: Mitwirkung bei Vermarktungs- und Exitstrategien (Forward Deal, Einzelverkauf, Portfolio-Ansatz)
  • Entscheidungsgrundlagen: Erstellung von Entscheidungsvorlagen und Präsentationen für Geschäftsführung, Vorstand und Kapitalpartner

Ihr Profil

  • Fachliche Qualifikation: Abgeschlossenes Studium in Immobilienwirtschaft, Bauingenieurwesen oder Architektur
  • Berufserfahrung: Mindestens 5 Jahre Praxiserfahrung in der Projektentwicklung, idealerweise mit Schwerpunkt Wohnungsbau in Berlin
  • Nachweisbare Erfahrung: In Projektakquise und Grundstücksankauf, in Wirtschaftlichkeits- und Investitionsrechnungen (Residualwert, DCF, Cashflow-Modelle), in der Steuerung externer Planer und Dienstleister, in Planungs- und Genehmigungsprozessen im Berliner Markt sowie in der Begleitung von Projekten bis in die Realisierung, idealerweise im Zusammenspiel mit einer Bauorganisation
  • Systemkompetenz: Sehr gute Kenntnisse in MS Excel (finanzielle Modellierung) und PowerPoint
  • Marktkenntnis: Starke Marktkenntnis und gute Vernetzung in Berlin
  • Arbeitsweise: Strukturiert, eigenständig und lösungsorientiert
  • Persönlichkeit: Verhandlungssicher, kommunikationsstark und teamorientiert
  • Sprachkompetenz: Fließende Deutschkenntnisse; Englisch von Vorteil
  • Zusatzqualifikation: MRICS / FRICS oder vergleichbare Qualifikation ist ein Plus, aber keine Voraussetzung
