Erfahrene/r ImmobilienbewirtschafterIn 40\-50 % Die ABAU ist eine mittelgrosse Genossenschaft am Rande von Aarau, welche 330 Wohnung im Grossraum Aarau vermietet. Seit knapp 80 Jahren ist die ABAU Genossenschaft bestrebt ihren Mitgliedern preisgünstigen Wohnraum zu verschaffen und zu erhalten. Der sorgfältige und laufende Unterhalt sowie die periodischen Erneuerungen der bestehenden Bauten sind ein wichtiger Bestandteil unserer Arbeit. Als Ergänzung zum bestehenden Team suchen wir per sofort oder nach Vereinbarung eine fachlich versierte MitarbeiterIn. Ihre Aufgaben: Aktive Bewirtschaftung und Liegenschaftsbetreuung von Wohnliegenschaften Erstellen von Mietverträgen und –änderungen sowie Mietzinsanpassungen Durchführung von Wohnungsbesichtigungen und –übergaben inkl. Abnahmeprotokoll und Schlussabrechnungen Erstvermietungen Erstellen von Nebenkostenabrechnungen Sicherstellung des ordentlichen Unterhalts Ansprechperson für GenossenschafterInnen, Hauswarte, Handwerker, Behörden etc. Scanning/Digitalisierung von Rechnungen und Mieterdossiers Bearbeitung Homepage und Erstellung Inserate Diverse administrative Tätigkeiten Ihre Qualifikation: Erfahrungen als ImmobilienbewirtschafterIn Gute IT Kenntnisse (MS\-Office\-Programme, ImmoTop) Einwandfreie Deutschkenntnisse Führerausweis Kategorie B Sie sind eine interessierte und engagierte Persönlichkeit mit authentischen und professionellem Auftreten. Sie erkennen wichtige und dringende Aufgaben und sind es gewohnt, Prioritäten richtig zu setzen. Auch in Zeiten von hoher Arbeitsauslastung arbeiten Sie zügig und präzise. Sie lieben Häuser und deren bauliche Pflege ebenso wie ihre BewohnerInnen und verfügen über eine hohe Sozialkompetenz.
