Die HANUVER AG – das erfolgreiche Immobilienunternehmen der modissa ag mit exklusiven Liegenschaften in Zürich City und Umgebung – ist Bestandeshalterin und führt ihr Portfolio eigentümerseitig über den gesamten Lebenszyklus. Von der Entwicklung über die Erstellung und Vermietung bis zur Erneuerung. Zur Begleitung unserer Projekte sucht sie per sofort oder nach Vereinbarung eine fachkompetente, motivierte, kommunikative und flexible Persönlichkeit als Projektleiter:in Bauherrschaft / Bauherrenvertreter:in, 80 – 100% (m/w/d)

Ihre Hauptaufgabe – Wohnungsbau in Zürich

  • Bauherrenseitige Projektleitung eines innovativen Wohnbauprojekts in Zürich mit rund 55 Einheiten, ab Vorprojekt nach erfolgtem Studienauftrag
  • Begleitung von Ausschreibungen und Vergaben für Planer\- und Werkleistungen
  • Führung des Projektteams und der Unternehmer über alle Phasen
  • Vertretung der Bauherrschaft gegenüber Behörden, Nachbarn und weiteren Beteiligten
  • Sicherstellung von Kosten, Terminen und Qualität
  • Laufender Abgleich zwischen Bestellung und Bewirtschaftung
  • Aufbereitung von Entscheidungsgrundlagen und Berichterstattung an die Geschäftsleitung
  • Sicherstellung der ordentlichen Abnahme, Inbetriebnahme und Übergabe an die Bewirtschaftung

Weitere Aufgaben – Werterhalt und Weiterentwicklung

  • Bauherrenseitige Steuerung weiterer, anspruchsvoller Projekte, vorwiegend im Bestand
  • Laufende Beurteilung von Zustand und Handlungsbedarf im Bestandesportfolio
  • Ableitung von Investitionen und Massnahmen über den gesamten Lebenszyklus
  • Aufbau und laufende Pflege von Kosten\- und Zustandskennwerten inkl. Reporting
  • Begleitung von Due\-Diligence\-Prüfungen im Rahmen von Akquisitionen
  • Mitwirkung bei Digitalisierungsprojekten sowie Weiterentwicklung interner StandardsIhr Profil
  • Abschluss in Architektur; eine immobilienwirtschaftliche Weiterbildung ist wünschenswert jedoch keine Voraussetzung
  • Bauherrenseitige Erfahrung über sämtliche Planungs\- und Realisierungsphasen, vorzugsweise im Wohnungsbau
  • Freude am Bauen im Bestand sowie an anspruchsvollen und innovativen Projekten
  • Sicheres Auftreten und Verhandlungsgeschick gegenüber Planern, Unternehmern und Behörden
  • Unternehmerisches Denken und Verständnis für Immobilienökonomie
  • Selbständige, strukturierte und lösungsorientierte Arbeitsweise
  • Hohe digitale Affinität und Hands\-on\-Mentalität
  • Stilsicheres Deutsch in Wort und Schrift sowie gute Englischkenntnisse
