DEINE MISSION & HERAUSFORDERUNGEN

Du verantwortest ein konkretes Vorhaben: den Aufbau eines neuen NEURA-Standorts in der Region, mit Flächen für Entwicklung und Prototypenbau sowie für Partnerunternehmen. Du führst es von der Strategie über Grundstückstransaktion, Investorenvereinbarung, Förderung, Planungsrecht und Partneransiedlung bis zum Bezug der ersten Bauphase. Du steuerst Kanzleien, Planer, Projektsteuerer und den professionellen Entwickler, der plant und baut.

- Gesamtsteuerung: Du verantwortest Fahrplan, Meilensteine und Freigabepunkte, Budget und Risiken und erstellst Entscheidungsvorlagen für Unternehmensleitung und Lenkungskreis.

- Investorenstruktur: Du setzt Mietmodell und Vertragswerke mit dem Investor gemeinsam mit Legal und Finance um und baust Datenraum und Unterlagen für Investor und Gremien auf und hältst sie aktuell.

- Förderung: Du sicherst Fördermittel von Land, Bund und EU vom Antrag über den Bescheid bis zum Verwendungsnachweis, einschließlich der beihilferechtlichen Anforderungen, und arbeitest in den Arbeitsgruppen mit Land und Kommune.

- Planungsrecht & Masterplan: Du treibst Bebauungsplanverfahren und städtebaulichen Vertrag mit der Kommune voran und gestaltest Masterplan, Raumprogramm und Kostenrahmen mit Architekten und Fachplanern. Workshops bereitest du vor, leitest sie und überführst die Ergebnisse in Entscheidungen.

- Entwicklersteuerung: Du bereitest Auswahl und Beauftragung des Entwicklers vor, legst Nutzeranforderungen für maßgeschneiderte Flächen (Built-to-Suit) fest, vertrittst die Bauherreninteressen gegenüber Entwickler, Projektsteuerer und Planern und behältst Kosten, Termine und Qualität auf Programmebene im Griff.

- Partneransiedlung: Du sprichst Partnerunternehmen gemeinsam mit unserem Partnership-Team an und steuerst Absichtserklärungen, Flächenanforderungen und Mietverträge bis zur Unterschrift.

WAS DU MITBRINGST

- Ausbildung: Ein abgeschlossenes Studium in Immobilienwirtschaft, Architektur oder Stadtplanung, Bau- oder Wirtschaftsingenieurwesen, Wirtschaftswissenschaften oder eine vergleichbare Qualifikation.

- Erfahrung: Mindestens vier Jahre Erfahrung in der Entwicklung oder Steuerung großer Immobilien-, Standort- oder Infrastrukturvorhaben, davon in leitender Verantwortung für mindestens ein Vorhaben mit mehreren Bauphasen und einem Investitionsvolumen im dreistelligen Millionenbereich.

- Immobilienentwicklung: Du kennst den Prozess von der Machbarkeit bis zur Übergabe (Masterplan, Bebauungsplan, Planung, Vergabe, Bau) und die Rollen von Entwickler, Projektsteuerer und Planern. Du kannst einen professionellen Entwickler als Bauherr führen, seine Unterlagen beurteilen und die eigenen vorbereiten: Raumprogramm, Anforderungen, Kostenrahmen, Terminplan, Entscheidungsvorlagen, Datenraum.

- Transaktionen & Finanzierung: Du hast fundierte Kenntnisse in Grundstückstransaktionen und Immobilienfinanzierung (Kaufverträge, Erbbaurecht, Mietmodelle mit Investoren) und liest und hinterfragst Finanzmodelle.

- Öffentlich-rechtliche Verfahren: Du hast Erfahrung mit Planungs- und Baurecht, kommunalen Gremienwegen, Fördermitteln und Beihilferecht.

- Workshops & Gremien: Du bereitest Arbeitssitzungen mit Fachbereichen, Planern, Kommune und Unternehmensleitung vor, moderierst sie und machst aus Ergebnissen Entscheidungen.

- Stakeholder: Du hast Erfahrung im Umgang mit Kommunen, Landesministerien und Wirtschaftsförderung; ein Netzwerk in der Region ist von Vorteil.

- Führung & Vertraulichkeit: Du führst ein kleines Kernteam und viele Externe, triffst Entscheidungen innerhalb deines Rahmens und wahrst Vertraulichkeit, in Verhandlungen und nach außen.
