The posting

We are seeking a Residential Construction Superintendent to oversee new home construction throughout Kent and Sussex Counties, Delaware. This is a field-based opportunity for an experienced superintendent who enjoys taking ownership of multiple homes, leading subcontractors, maintaining high construction standards, and working with the independence to get the job done right.

What You'll Do:

  • Oversee the construction of approximately 15 homes at various stages of completion across multiple residential communities.
  • Manage the building process from initial construction through final walkthroughs and home completion.
  • Coordinate subcontractors, trade schedules, inspections, materials, and construction milestones.
  • Maintain an active presence on jobsites, regularly inspecting work and addressing issues before they affect quality or schedules.
  • Hold trade partners accountable for workmanship, safety expectations, deadlines, and jobsite readiness.
  • Identify construction challenges, troubleshoot problems, and make practical decisions to keep projects moving.
  • Work with two assistant superintendents to coordinate daily field activities and project priorities.
  • Monitor construction progress across assigned communities and adjust schedules as needed.
  • Maintain high quality standards throughout construction and prepare homes for final inspections and customer delivery.
  • Address warranty-related issues for completed homes as required.
  • Travel between assigned communities throughout Kent and Sussex Counties as construction needs change.
  • Communicate progress, challenges, and priorities to production leadership.

Must-Haves:

  • Proven experience supervising residential home construction, preferably within a production homebuilding environment.
  • Strong hands-on knowledge of residential construction methods, building sequences, materials, and trade coordination.
  • Ability to independently manage multiple homes under construction simultaneously.
  • Experience creating, maintaining, and adjusting subcontractor schedules.
  • Strong understanding of construction quality, inspections, and common jobsite issues.
  • Ability to recognize problems early and resolve them without relying on extensive management oversight.
  • Excellent time management, organization, and prioritization skills.
  • Strong communication skills and the confidence to hold subcontractors accountable.
  • A dependable, proactive approach and willingness to remain actively involved in the field.
  • Ability to travel regularly between communities throughout Kent and Sussex Counties, Delaware.

Nice-to-Haves:

  • Experience overseeing 10-15 or more homes concurrently.
  • Background managing construction across multiple residential communities.
  • Experience with pre-sold production homes and established residential developments.
  • Previous experience with a regional or privately owned homebuilder.
  • Experience guiding assistant superintendents or junior construction personnel.
  • Familiarity with residential construction practices and subcontractor networks in Delaware.
  • Experience coordinating warranty repairs and post-closing construction issues.
  • Experience maintaining strong quality inspection scores and consistently meeting settlement schedules.

Benefits Offered:

  • Quality-based bonuses per completed home, based on inspection results.
  • Additional discretionary annual bonus opportunities tied to individual and company performance.
  • Employer-paid health insurance premiums for employees and covered dependents, including eligible family coverage.
  • 401(k) retirement plan with a 4% company match.
  • Mileage reimbursement at the standard IRS rate for eligible business travel.
  • A field-based role with no requirement to report to a corporate office.
  • Support from two assistant superintendents.
  • The stability of a multigenerational, family-owned homebuilder.
  • The opportunity to help support continued growth in Delaware.
  • Direct responsibility for construction quality, scheduling, and successful home delivery.
  • An environment that values independent decision-making, accountability, and pride in workmanship.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
