Nos encontramos en la búsqueda de un Project Manager Senior para incorporarse al equipo de una desarrolladora inmobiliaria con operaciones en Buenos Aires. Buscamos un profesional con sólida experiencia en la gestión integral de proyectos residenciales, capaz de coordinar todas las etapas del desarrollo desde la adquisición del terreno hasta la entrega de la obra, garantizando el cumplimiento de plazos, costos, calidad y objetivos del negocio.

Será una posición con alta interacción con Dirección, Arquitectura, Finanzas, Compras, Comercial y equipos de obra.

Principales Responsabilidades:

  • Liderar el seguimiento integral de los proyectos inmobiliarios desde su planificación hasta la finalización.
  • Elaborar y mantener cronogramas de proyecto (Gantt), identificando el camino crítico, dependencias entre actividades y riesgos potenciales.
  • Monitorear el avance físico de las obras y asegurar el cumplimiento de los hitos definidos.
  • Coordinar arquitectos internos y externos, directores de obra, estudios proyectistas, asesores técnicos y contratistas.
  • Participar en la definición, revisión y mejora de especificaciones técnicas, memorias descriptivas y estándares de calidad.
  • Coordinar procesos de licitación y negociación técnica y económica con proveedores y contratistas.
  • Analizar y controlar presupuestos de obra.
  • Monitorear desvíos de costos y plazos, proponiendo acciones correctivas y preventivas.
  • Supervisar certificaciones de avance y validar la consistencia técnica y económica de los trabajos ejecutados.
  • Identificar riesgos del proyecto y desarrollar planes de mitigación.
  • Coordinar la planificación de compras críticas para evitar impactos en el cronograma.
  • Preparar reportes ejecutivos de avance para Dirección con indicadores de plazo, costo, calidad y riesgos.
  • Impulsar procesos de mejora continua en la gestión de proyectos.
  • Velar por el cumplimiento de normas de seguridad, calidad y requisitos regulatorios aplicables.
  • Colaborar en procesos de value engineering para optimizar costos sin afectar la calidad ni el posicionamiento comercial del producto.

Requisitos

  • Ingeniero Civil / Ingeniero en Construcciones.
  • Se valorarán estudios de posgrado en Dirección de Proyectos o certificaciones PMP, PMI o similares.
  • Mínimo 5 años de experiencia gestionando proyectos de desarrollos inmobiliarios residenciales.
  • Experiencia comprobable en coordinación de obras de mediana y gran escala.
  • Conocimiento sólido de planificación de proyectos, presupuestos y control de costos.
  • Experiencia en negociación con proveedores y contratistas.
  • Manejo avanzado de Microsoft Project o herramientas equivalentes de planificación.
  • Dominio avanzado de Excel.
  • Se valorará experiencia con ERP de construcción (Odoo, SAP, Microsoft Dynamics, Prinex u otros).
  • Disponibilidad para realizar visitas periódicas a obras.

Trabajo presencial de lunes a viernes de 8 a 17
