Wat jij doet als Assetmanager Als Assetmanager stuur je op de toekomst van de woningportefeuille van Poort6. Je signaleert kansen, ontwikkelingen en knelpunten in de complexen binnen onze wijken. En je maakt onderbouwde keuzes over renovatie, verduurzaming, sloop en nieuwbouw. Daarbij beweeg je je steeds tussen strategie en uitvoering. Je werkt nauw samen met de procesleider planmatig onderhoud en de portefeuillemanager aan de koers van onze vastgoedportefeuille. En je stemt met de wijkteams af wat dit betekent voor bewoners en buurten. In jouw rol: - ontwikkel en actualiseer je complexstrategieën voor onze woningportefeuille. - analyseer je de prestaties, kansen en risico's van complexen en wijken. - weeg je renovatie, verduurzaming, sloop en nieuwbouw zorgvuldig tegen elkaar af. - vertaal je strategieën naar concrete assetplannen en projecten. - stel je projectvoorstellen, startnotities en besluitvormingsdocumenten op. - adviseer je het bestuur, management en de Raad van Commissarissen. - lever je inhoudelijke en financiële input voor investeringsbeslissingen. - analyseer je onderhoudsbegrotingen en meerjarenprognoses (MJOB) en vertaal je deze naar concrete vastgoedkeuzes. - werk je samen met de wijkteams, zodat ontwikkelingen en de belangen van bewoners onderdeel worden van de plannen. - stem je met de portefeuillemanager af over beleid en de vertaling daarvan naar de praktijk. - voer je regie op de jaarlijkse marktwaardering van ons vastgoed. - werk je met systemen zoals SAM en Vabi, zodat we overzicht houden en goed kunnen sturen. - draag je bij aan de verdere ontwikkeling van assetmanagement binnen Poort6. - draag je ...
