Misión del cargo:

Coordinar, impulsar y dar seguimiento técnico y operativo a los distintos proyectos inmobiliarios, comerciales y de expansión patrimonial de los propietarios, asegurando el avance sostenido de cada iniciativa, desde el análisis de factibilidad, permisos, gestiones municipales y contrataciones, hasta la ejecución efectiva de las obras y proyectos estratégicos definidos.

Nivel de instrucción:

Título de Tercer Nivel en Ingeniería Comercial, Arquitectura o Ing. Civil.

Experiencia:

Un año en cargos similares.

Lugar de trabajo: Cuenca

Competencias:

- Capacidad de empuje y seguimiento

- Alta proactividad y autonomía

- Organización y control de tareas múltiples

- Comunicación efectiva

- Gestión operativa

Conocimientos técnicos requeridos.

- Paquete de Office avanzado y software de seguimiento de proyectos (Trello, Notion, etc.)

- Conceptos básicos de factibilidad técnica y financiera de proyectos inmobiliarios.

- Manejo de cronogramas, presupuestos y seguimiento de hitos de obra.

- Administración y finanzas básicas: manejo de costos, presupuestos y pagos a proveedores.

- Familiaridad con procesos de rehabilitación, ampliación y diseño de espacios habitables (deseable)

- Negociación y gestión de proveedores: contratación, seguimiento y evaluación.

- Conocimiento básico de gestión de permisos municipales, patrimonio cultural (para proyectos en el centro histórico), uso de suelo y licencias de construcción.

- Deseable conocimiento de IPUR/Sistema de Gestión Urbana de Cuenca (deseable)

Funciones a desempeñar:

- Levantamiento de necesidades para ejecución del proyecto; análisis de factibilidad, permisos, plan de etapas.

- Coordinar con arquitecto, permisos del Municipio/Centro Histórico, ejecución de obra. Evaluación para potencial rehabilitación total del predio arrendado parcialmente.

- Cocina, parqueos, bodegas. Coordinación técnica y operativa con contratistas.

- Consolidación de lotes, regularización, permisos y desarrollo de propuesta para uso futuro.

- Administrar costos y presupuestos operativos de los proyectos.

- Mantener una comunicación fluida con todas las áreas involucradas (sobre el avance de los diversos proyectos).

- Liderar reuniones de planificación, presentaciones de avances y aprobaciones de los accionistas.

- Manejo de información en IPRUS: Actualización de datos, consultas y levantamiento de planos.

- Otros proyectos y actividades encomendadas por los accionistas o derivados de los proyectos.

Sueldo: $650 + comisiones
