Deine Aufgaben

Als Vergabemanager:in Wohnungsbau (m/w/d) übernimmst du eine Schlüsselrolle in unseren Projekten. Du verantwortest die strukturierte Vorbereitung, Durchführung und Steuerung von Vergabeprozessen im Wohnungsbau. Dein Ziel ist es, wirtschaftliche, termin- und qualitätsgerechte Vergaben sicherzustellen und dabei Projektziele, Kostenbudgets, Terminpläne sowie technische Anforderungen konsequent im Blick zu behalten.

  • Entwicklung und Steuerung von Vergabestrategien für anspruchsvolle Wohnungsbauprojekte
  • Koordination der Ausschreibungsunterlagen sowie Sicherstellung ihrer Qualität in enger Zusammenarbeit mit Planung, Bauleitung und externen Fachplanern
  • Erstellung von Ausschreibungen, Auswertung eingehender Angebote und Ableitung fundierter Vergabeempfehlungen
  • Kontrolle und Koordination der Schnittstellen zwischen den einzelnen Gewerken
  • Begleitung und Durchführung von Bietergesprächen sowie Vertragsverhandlungen mit Fokus auf Wirtschaftlichkeit, Qualität und Termine
  • Sicherstellung, dass Kosten, technische Anforderungen und Projektziele in allen Vergabeprozessen konsequent berücksichtigt werden
  • Enge Zusammenarbeit mit Projektentwicklung, Bauleitung, Kostenmanagement sowie den Bereichen Einkauf und Recht
  • Frühzeitiges Erkennen von Risiken, Entwicklung wirtschaftlicher Lösungen und aktive Mitgestaltung der Weiterentwicklung unserer Vergabestandards
  • Prüfung und Bewertung von Nebenangeboten, Alternativvorschlägen sowie technischen Sonderlösungen

Dein Profil

  • Ein abgeschlossenes Studium im Bereich Bauingenieurwesen, Architektur, Wirtschaftsingenieurwesen Bau oder eine vergleichbare Qualifikation
  • Mehrjährige Berufserfahrung in der Ausschreibung, Vergabe oder technischen Projektsteuerung im Wohnungsbau
  • Fundierte Kenntnisse der VOB, des BGB-Werkvertragsrechts sowie gängiger Vergabeprozesse
  • Einen sicheren Umgang mit Leistungsverzeichnissen, Preisspiegeln sowie AVA-Software und den gängigen MS-Office-Anwendungen
  • Eine strukturierte, analytische und eigenverantwortliche Arbeitsweise sowie die Fähigkeit, auch in anspruchsvollen Projektsituationen den Überblick zu behalten.
  • Verhandlungsgeschick, wirtschaftliches Denken und ein ausgeprägtes technisches Verständnis
  • Freude an der Zusammenarbeit in interdisziplinären Teams sowie eine souveräne Kommunikation mit internen und externen Projektpartnern
  • Idealerweise Marktkenntnisse im regionalen Bau- und Handwerkerumfeld
