Position Summary The Commercial Parking Manager oversees the daily operations of one or more commercial parking facilities. This position is responsible for operational performance, employee supervision, client relationships, revenue and expense monitoring, safety, service quality, and compliance with company and property requirements. The ideal candidate is an organized and adaptable leader with experience in parking, hospitality, transportation, property management, or another customer-focused operation. Primary Objective Lead safe, efficient, profitable, and customer-focused parking operations while maintaining strong client relationships, developing employees, protecting company assets, and meeting financial and operational expectations. Essential Duties and Responsibilities
Oversee daily operations for one or more commercial parking facilities. Serve as the primary operational contact for assigned clients and properties. Build professional relationships with clients, address concerns promptly, and ensure contractual service requirements are met. Prepare schedules and maintain appropriate staffing levels based on operational needs. Monitor service quality, facility conditions, equipment, traffic flow, safety, and employee performance. Conduct regular site visits and address operational issues, equipment problems, and process inefficiencies. Monitor revenue, payroll, overtime, expenses, and other account-level financial information. Review operational and financial reports for accuracy and investigate discrepancies. Maintain accurate records and submit required reports by established deadlines. Support budgeting, cost-control, revenue-growth, and operational-improvement initiatives. Recruit, onboard, train, coach, and supervise assigned employees. Establish performance expectations and address performance or conduct concerns consistently. Promote a respectful, inclusive, safe, and service-focused work environment. Ensure employees follow company policies, client requirements, cash-handling procedures, and safety standards. Coordinate with Operations, Human Resources, Payroll, Finance, Information Technology, vendors, and other departments. Support the implementation and use of parking, revenue-control, scheduling, and reporting technology. Report accidents, injuries, property damage, safety hazards, and operational concerns promptly. Assist with new account openings, transitions, special events, and other operational projects when required. Travel between assigned properties and other company locations as needed. Attend required meetings and complete assigned training by established deadlines. Work a flexible schedule based on business needs, which may include early mornings, evenings, weekends, holidays, and emergency response. Perform other job-related duties consistent with the position’s responsibilities and business needs.
Supervisory Responsibilities The Commercial Parking Manager supervises assigned employees and may oversee multiple locations. Responsibilities include scheduling, training, coaching, performance management, policy enforcement, labor management, and daily operational direction. The manager is expected to provide clear expectations, regular feedback, professional development, and consistent accountability while encouraging employee participation and process improvement. Qualifications
High school diploma or equivalent required. At least one year of supervisory or management experience preferred. Experience in parking, hospitality, transportation, property management, retail, or another customer-service environment preferred. Experience with scheduling, payroll, revenue reporting, budgeting, or expense management preferred. Strong leadership, coaching, customer-service, and client-management skills. Ability to review operational and financial information, identify discrepancies, and implement solutions. Strong organizational, time-management, and problem-solving skills. Effective verbal and written communication skills. Ability to prioritize responsibilities and exercise sound judgment in a fast-paced environment. Proficiency with computers, mobile devices, scheduling systems, revenue-management systems, and standard business applications. Ability to maintain confidential employee, client, and company information. Ability to work independently and collaboratively across multiple locations and departments.

Valid driver’s license required. Driving record that meets PMC’s standards for positions involving vehicle operation or business travel. No more than three moving violations during the preceding three-year period. Reliable means of traveling between assigned work locations. Ability to travel locally and occasionally outside the assigned market when required.

Work Environment This position works in office settings and active parking environments, including garages, surface lots, entry and exit lanes, cashier booths, and client properties. The employee may be exposed to moving vehicles, traffic, noise, fumes, heat, cold, rain, humidity, and other weather conditions. The position requires regular interaction with employees, clients, customers, vendors, and members of the public. Physical Requirements The essential functions of this position may require:
Sitting, standing, and walking for extended periods. Frequently moving throughout parking facilities and client properties. Using stairs and navigating parking garages, lots, booths, and office areas. Bending, reaching, and occasionally lifting or moving items weighing up to 25 pounds. Operating a computer, mobile phone, and other office or parking equipment. Maintaining awareness of moving vehicles, pedestrians, equipment, and changing facility conditions. Communicating effectively with employees, clients, vendors, and customers.
