Job Role: Project Manager
Compensation range: $2,500 AUD - $3,000 AUD / Monthly
Engagement type: Independent Contractor Agreement
Work Schedule: This role is expected to align with the AU (ACDT/Adelaide time) business hours (approx. 9 AM - 5 PM, Monday to Friday) for collaboration, but as a contractor, you’ll have flexibility in how you manage your time.

Who The Client Is: An Adelaide-based residential building business focused on creating high-quality homes that are comfortable, healthy, safe, and suited to each client’s lifestyle. Its work includes renovations, extensions, and new builds, with a strong focus on thoughtful design and improving the way people live in their homes.
Role Overview: The Project Manager will oversee the administration and coordination of active construction projects, keeping schedules, tasks, budgets, purchase orders, invoices, variations, and project documents accurate and up to date. The role will work closely with the Construction Manager, construction team, office team, subcontractors, and suppliers to keep projects on schedule and costs under control.
The successful candidate will work daily with Buildertrend (or a similar construction project management platform), Google Workspace (Gmail, Docs, Sheets, Drive), Google Chat, and Dext to manage project information, documentation, communication, and financial administration.
The role requires someone who has a reliable computer and internet connection and is proactive, accountable, and able to work independently.
Key Responsibilities:
- Own the schedule by building, maintaining, and updating project schedules, ensuring deadlines are tracked and potential delays are flagged early
- Manage the task board by creating, assigning, following up, and closing project tasks while maintaining standardised task templates
- Control project budgets by managing purchase orders, invoices, cost codes, and cost-to-complete figures, and identifying cost issues early
- Manage variations by preparing, pricing, issuing, and tracking variations through approval, invoicing, and payment
- Keep clients informed through weekly project updates, variation documentation, extension notices, and follow-up on required selections
- Maintain project documentation including plans, specifications, selections, interior design documents, and council approvals, ensuring the team is always working from current information
- Work closely with subcontractors and suppliers to ensure project administration is completed accurately and on time
- Escalate potential delays, cost issues, and project risks early before they become larger problems
Requirements
- 5+ years of project management experience, ideally including 3+ years in construction, contract administration, or project coordination
- 2+ years of daily experience using a project management platform
- Relevant tertiary qualification in Construction Management, Quantity Surveying, Engineering, Architecture, Business, or similar
- Strong understanding of construction project scheduling, budgets, costs, purchase orders, and variations
- Highly organised and disciplined, with strong attention to detail and accuracy
- Proactive approach to identifying and resolving issues early
- Commercially aware, with the ability to monitor costs and protect project margins
- Strong written English and the ability to produce clear, concise, and professional client communication
- Able to manage multiple projects, deadlines, and stakeholders independently
- Comfortable working within defined responsibilities and supporting the site team without directing site activities
