Concepteur, constructeur, promoteur et gestionnaire, GA Smart Building propose des solutions smart, design et connectées.

Nous nous appuyons sur une forte approche industrielle à dominante hors-site et fabriquons dans nos 8 usines françaises réparties sur l’ensemble du territoire les différents composants destinés à la construction des projets immobiliers que nous concevons puis les assemblons sur site.

Niwa, notre Siège Social, est situé à Toulouse et nous intervenons sur la France entière.

Votre mission

En tant que Responsable Programmes Principal.e Tertiaire, vous êtes rattaché.e au Pôle programmes de GA Promotion et basé.e à Paris. Vos missions principales sont les suivantes :

Participer aux études de faisabilité d’une opération

· Réaliser les études de marché

· Piloter la faisabilité technique/étude capacitaire et architecturale du projet

· Etablir les bilans financiers promoteur

· Préparer les comités d’engagement

Participer au montage de l’opération

· Rédiger le programme

· Désigner la maîtrise d’œuvre et les prestataires, après consultation et éventuellement l’organisation d’un concours d’architecte

· Animer les réunions de conception en binôme avec l’ingénieur d’affaire de GA Entreprise

· Participer au montage juridique et financier, et mettre au point les contrats et actes (PSV, BEFA, VEFA, CPI…) avec l’appui du service juridique et des notaires.

· Déposer le permis de construire conjointement avec l’ensemble des intervenants (technique, architecte...), ainsi que toutes les autorisations administratives nécessaires à l’acte de construire (Agrément bureau, Etude au cas par cas, ICPE…)

· Affichage et constat d’huissier des autorisations administratives

· Coordonner l’ensemble des intervenants internes et externes

Assurer la commercialisation – location et vente

· Préparer le lancement commercial : pilotage de la réalisation de plaquettes commerciales avec la communication et le marketing - Réalisation de teaser, et suivi de la réalisation des outils marketing (plaquettes, sites internet)

· Mettre au point les mandats de commercialisation auprès des agents (CBRE, BNPPRE, CUSHMAN, JLL …) avec l’appui du service juridique

· Suivre la commercialisation, animer les réunions de suivi commercial avec les agents

· Participer à la rédaction, l’analyse et la négociation des offres

· Assister à la rédaction des contrats et actes avec l’appui du service juridique

· Mettre au point de la data room

· Préparer les comités internes d’engagement

· Participer aux négociations et à la mise au point des actes et des garanties financières avec les notaires

Suivi des programmes dans leur phase réalisation

· Transmettre la documentation nécessaire pour la souscription par le service juridique des polices d’assurance DO, TRC…

· Etablir et envoyer la DROC

· Piloter la mise au point des contrats avec les différents intervenants (AMO/MOE, CT, SPS, Architecte, EG…)

· Participer aux réunions de chantier

· Organiser et animer les comités de suivi de projet client (locataire, investisseur)

· Suivre les demandes du client (FTM) et les gérer en liaison avec le Directeur de Chantier GAE

· Mettre à jour en permanence le bilan de promotion

· Mettre au point et déposer les différents PC Modificatifs

· Veiller tout au long de l’opération au respect des différents engagements contractuels (conformité du permis de construire, respect du planning, conformité notice de vente…)

· Interagir et préparer la phase d’exploitation avec GA Services

· Organiser la réception et la livraison des opérations immobilières aux clients.

· Etablir la DAACT et éventuellement les imprimés fiscaux CBD

· Vous justifiez d’une première expérience réussie de 5 ans minimum en programmes immobilier tertiaire (bureaux, petite logistique / locaux d’activité, résidentiel géré…)

· Vous êtes rigoureux.se, curieux.se et force de proposition ?

· Vous êtes à l'aise avec les chiffres ?

· Vous appréciez le travail en équipe et la relation avec des interlocuteurs variés ?
