Aufgaben:

Wir suchen Dich zur Unterstützung unseres Teams. Deine Hauptaufgaben sind u.a.:

  • Verantwortung für das Bestandsportfolio / Eigentümervertreter
  • Steuerung und Qualitätssicherung des technisches Immobilienmanagements und Reporting
  • Unterstützung bei Rückfragen zu technischen Themenstellungen und Mietvertragsgestaltungen
  • Internes / externes Schnittstellenmanagement
  • Marchbarkeitsstudien, Potenzialanalysen, Energieeffizienz, Invest-Rechnungen
  • Bedarfsanforderungen und Mitarbeit bei Projektentwicklungen
  • Technische Due Diligence bei An- / und Verkäufen
  • Identifizierung und Umsetzung von größeren Instandhaltungs- und Wertsteigerungsmaßnahmen und Budgetplanung sowie Verfolgung
  • Verantwortliche technische Übernahme und Qualitätssicherung neuer Objekte in den Bestand
  • Überwachung und Qualitätssicherung der Objektzustände und Teilnahme an Objektbegehungen
  • Impulsgeber und Entwicklung von PropTech-Initativen
  • Team-Symbiose und Sparringspartner zum kaufmännischen Asset Management
  • Identifikation von Fördermöglichkeiten von Maßnahmen und Zertifizierungen im Bestand
  • Überwachung der Einhaltungen gesetzlicher Vorgaben (z. B. EnEv, GEG, ESG-Krtierien, Brand- / und Umweltschutz, etc.)
  • Bewertung der wirschaftlichen Rentabilität energetischer Maßnahmen, Kostennutzenanalyse, Identifikation von Energieeinsparpotentialen
  • Steuerung und Koordination externer Partner zur Umsetzung komplexer bautechnischer Aufgaben
  • Erstellung und Überwachung von Businessplänen und Budgets
  • Berichtswesen und Analyse von relevanten Kennzahlen

Qualifikationen:

  • Ein abgeschlossenes Studium der Fachrichtung Immobilienwirtschaft, Bauingenieurwesen, Gebäude- / Energie und Umwelttechnik, Architektur oder vergleichbare Qualifikation
  • Mehrjährige Berufserfahrung in vergleichbarer Position mit technischer AM-Erfahrung oder als technischer Property Manager
  • Wesentliche Kenntnisse und Erfahrungen in den Assetklassen Wohn-/und Gewerbeimmobilien
  • Berufserfahrung auf Eigentümerseite / Eigentümervertretung als Bestandshalter
  • Fachliche Kenntnisse im Bereich von Bauverträgen, Ausschreibung und Vergabe von Bauleistungen
  • Erfahrung in der Umsetzung von Nachhaltigkeitsstrategien und komplexer Bauvorhaben im Bestand
  • Führerschein
  • Analytisches und unternehmerisches Denken und Handeln
  • Strukturierte und lösungsorientierte Arbeitsweise
  • Verhandlungsgeschick und Überzeugungskraft
  • Gut ausgebildete Interaktions- und Kommunikationsfähigkeiten
  • Gutes Netzwerk im Kölner Immobilienmarkt
  • Flexibilität und Belastbarkeit in einem dynamischen Umfeld
