Desde VON DER HEIDE, firma líder en consultoría de Talento y Recursos Humanos, nos encontramos en la búsqueda de un/a Representante de Real Estate para una compañía líder en la operación de restaurantes en América Latina.

Sobre el desafío

Serás responsable de liderar la estrategia de expansión y optimización del portafolio de restaurantes en México, identificando oportunidades de crecimiento, evaluando mercados y asegurando la rentabilidad de las inversiones. Tendrás un rol clave en la toma de decisiones estratégicas, trabajando de manera transversal con distintas áreas para impulsar el desarrollo sostenido del negocio.

Serás responsable Identificar, negociar y asegurar los inmuebles más rentables para la apertura de nuevos puntos de venta en México, con foco estratégico en centros comerciales y centros de postres, priorizando calidad y retorno de inversión sobre volumen de firmas.

¿Cuál será tu rol?

  • Búsqueda activa de espacios (directa o vía brokers) para restaurantes y centros de postres.
  • Negociación con grandes desarrolladoras (Fibras, Liverpool, Danhos, entre otras) para centros comerciales.
  • Negociación de contratos de arrendamiento en mejores condiciones comerciales.
  • Análisis técnico-financiero de viabilidad: presupuesto de construcción/equipos, venta proyectada, P&L, comparables de mercado, documentación legal.
  • Solicitud de aprobación de proyectos.
  • Renegociación de contratos existentes / evaluación de reubicaciones para restaurantes de bajo rendimiento.
  • Gestión de brokers a cargo.
  • Coordinación constante con Operaciones, Finanzas, Legal, Construcción/Asset, Marketing y Tecnología.
  • Viajes ocasionales (1-2 veces/semana, principalmente Bajío/plazas foráneas).

¿Qué buscamos?

  • Conocimiento del mercado inmobiliario de centros comerciales en México (rentas por m2, power centers, shopping centers, fashion malls).
  • Experiencia mínima 5 años en Real Estate
  • Excel y PowerPoint avanzado
  • Conocimientos generales de Finanzas y P&L.
  • Relación previa con desarrolladores y/o administradores de centros comerciales (valorado explícitamente como "must" adicional al perfil estándar de REP).

Competencias Claves

  • Mentalidad de "hacedor de negocios" (no transaccional / no "scout").
  • Habilidad de negociación en calle.
  • Agilidad en la toma de decisiones.
  • Manejo de números / criterio financiero.
  • Comunicación efectiva para exponer proyectos y negociar con propietarios.
  • Trabajo en equipo y coordinación multi-área.
  • Proactividad y orientación al crecimiento dentro de la empresa.
  • Capacidad de trabajar bajo presión.
  • Gusto por "la calle": salir, recorrer sitios, viajar.
